- Never choose an inspector based on who is the cheapest. Typically if the inspector is the cheapest there is a reason. You are about to make what is possibly the most expensive purchase of your life to date. Choose wisely, saving a hundred dollars on a home that may cost you hundreds of thousands is not a wise choice.
- Ask the inspector to explain what he/she will be looking at. Ask what methods they use and the tools that they bring with them.
- Find out if the inspector will actually go on the roof, go into the attic, go into the crawlspace. How do they inspect?
- Ask if the inspection report will include pictures, videos, a glossary. Will it be sent to you via e-mail or will you get a printed report.
- A typical home inspection takes approximately 3 hours. The larger the home the longer they can take. Older homes typically take a bit longer as well.
- Will the inspector take the time to explain his/her findings?
- Find out what additional services your inspector offers.
- Is the inspector insured?
- Is the inspector certified? Did they receive formal training? What experience do they have?
- When will you receive your report.
